Lisa Bear, How do I find the right real estate agent in Delafield Waukesha County? Series (#3 of 6) 

 In this installment of our series Lisa Bear, How do I find the right real estate agent in DelafieldWaukesha County? Series (#3 of 6) we will talk about what to look for in selecting a commercial/Investment broker whether you are buying or selling commercial real estate. It's easy to see a lot of the great buys out there and there are many parts to the equation in buying or selling commercial real estate. When I sit down with a party that starts to pursue commercial avenues I ask them their needs and wants. I always recommend that they have a good attorney and accountant to talk to. I further ask them whether they are buying or selling how their accountant is going to structure the transaction, how they are going to finance the transaction and if I will be helping them find financing, and if there is anything that I need to know as far as if they are buying it themselves or as an Entity (Corporation of some kind)
I further would recommend to anyone that is buying or selling Delafield Waukesha County commercial real estate that whoever they choose to work with has great experience and how many commercial transactions they do each year, and have done. It is important to ask about their schooling and learning of commercial real estate. For example; I have had amazing mentors over the years but I also have taken necessary CCIM classes. Never be afraid to ask for references, what tools they use for marketing (Example www.loopnet.com or www.Xceligent.com), both are good commercial sites that offer much. The agents networking skills are paramount, and get some numbers of past commercial clients and fellow brokers they have worked with. Experience is key in a commercial relationship. The agent you are working with should be able to execute a APOD ( annual property operating data sheet) and a CFAT (cash flow after taxes) work sheets to calculate the cash flow, the expenses, and to get a great idea of the beast you are pursuing. Alternative cash flow sheets help as well.
Cash flow is always important, but so are Tax shelters and approaches, and the appreciation of a building and the depreciation is also very important. For example if some one were doing a delayed or simultaneous exchange ( a Starker Exchange in reference to IRS section code 1031 ) they would be trying to diminish their capital gains (rules apply) but the depreciation would be added back into the equation which changes the Gain. The bottom line is to feel comfortable with the agent you are working with, and that they are well rounded, experienced, and very knowledgeable in the commercial real estate sector.  In our next part of our series  "Lisa Bear, How do I find the right real estate agent in Delafield? Series (#2 of 6)" the topic will be selecting the right real estate agent in Delafield to help you buy a home. This is not as easy as Googling Finding a real estate agent in Delafield. When you are ready to buy a home or property there are many areas of concern that you may want to address and make sure are covered before and during the home buying process. Your first plan of attack would be to have the Delafield real estate agent recommend a number of qualified lenders that will start an application and get you pre-approved for a property. By being pre-approved you know what you qualify for in terms of mortgage, what program will be best suited for you in correlation to your down payment and needs. Being pre-qualified also takes out a lot of guess work and gives the listing broker and the seller peace of mind knowing you are a qualified buyer and have taken the first and very important step of buying a home.
The next question you will want to ask is what experience they have, how long they have been selling real estate, and what separates their team from the others. With the appropriate team or individual Delafield real estate agent time management is crucial. You are on a schedule and it takes a experienced agent to be on the same page that you are on to make it all fit time wise. One of the biggest arms of confidence you can have is to ask if the agent you are interviewing can be your buyer agent. Ask for recommendations and testimonials, and if possible, phone numbers for those you obtain.

Never forget that you are in the driver seat and when you work with someone to buy a home, and that you demand and require certain criteria in what you want in terms of the home you want, your timing to purchase the home, and make sure they know your concerns and interests in your approach to buying that Delafield home and that you understand the Delafield real estate market.

The topic today in Lisa Bear, How do I find the right real estate agent in Delafield, Waukesha County? Series (#1 of 6) is finding the right agent to list your home. There are many real estate agents that are all too ready to list your home. There are a number of thoughts you need to entertain when hiring the right one. The first that comes to mind is the number of years they have been actively selling real estate, and do they sell or have they sold enough real estate to have gained lots of experience. The question is to ask them specific questions. I have put together a report entitled "The 19 Questions you must ask a real estate agent BEFORE you list your home". In this report are very specific questions that are to be asked to narrow the selection very fast. This saves lots of possible headaches down the road and lends for a great talk.
The next question would be is to ask and to also see a copy of their action plan and market plan that they use to get your property to the closing table. Not just an offer, but to the closing table. Make no bones about it; good agents receive many offers on a property and the offer that rolls towards a successful closing has work/terms/conditions and deadlines that ALL need to be addressed before a closing is set and the papers are set for that special day.
Never be afraid to ask for references and if possible phone numbers to call the references. Since most successful real estate agents plan on building their business the path to a closing, and the follow up after the closing can often set a tone for future business. Granted, this Industry we know as real estate has some road blocks and every so often there are disgruntle people that we should have not worked with in the first place. So out of fairness remember this is a full time job that requires readily available service.
In addition, do not hesitate to ask about references from cooperating brokers and agents. I have written about it before, and I will say it again, I have the sheer luxury of working with some of the best people in Delafiled Waukesha County Real Estate in the Delafield Waukesha County real estate market. As one of the Delafield Waukesha County real estate agents in this County I can tell you that I have friends and fellow colleagues in my business that I thank everyday. Stay away from brokers that condemn others or like to hear themselves talk; if the people you are about to hire don't have a great and friendly dispostion to them what is your journey going to bring you to get to the closing table.
