Short Sale Low Ball Offers

There is no question that short sales are like the wild West. Almost every single sale is different. Each lender and even the investors that hold the loan may have different procedures on how they want things done.
There are some folks that believe that because a home is a short sale it is an automatic invitation to make an unrealistic low ball offer. Even some Realtors who have not been educated on the dynamics of a short sale believe they are just like a bank owned property.

Part of the problem could be late night television where you see so called Real Estate guru’s telling you how to buy and sell Real Estate to become an instant millionaire. Fat chance!

The kind of garbage spewed on these late night shows could not be the further thing from the truth. While Short sales and REO’s are both considered distressed properties they are nothing alike. If you are short selling your Wisconsin home this becomes a very important point.  There is a strong likelihood that you will may receive an offer that should not be accepted.

The problem with a lot of short sale transactions is that Realtors are jumping in and representing sellers with no knowledge of the process. If the Realtor you have hired does not know how to guide you properly how can you expect to have any success?

If you are a Wisconsin home owner who is short selling a home what you really need to understand is that the lender is going to send a representative out to your home after it has gone under contract to do an appraisal or broker price opinion. The lender is doing this to find out what the fair market value is for the property. If the offer that you have accepted is not within the ball park of the actual value of the property your short sale is going to be REJECTED!

The worst part of this is that you probably will already have been waiting for months to find out if the short sale was going to be approved. If the buyer does not increase their offer to the banks counter proposal, the deal will be dead and you will have wasted an awful lot of precious time. Maybe time that you don’t have if the lender decides to start foreclosure proceedings.

This is where your Real Estate agent should have counseled you properly.  
In a short sale your home should be priced aggressively in order to get
an offer as quickly as possible but not so much that it will be turned
down by the lender.


On a weekly basis I am seeing agents improperly handle short sales by either submitting low ball offers signed by the seller to the bank or collecting multiple unsigned offers and just submitting them all like some kind of free for all. This is NOT the way to handle a short sale!

An offer should be collected from someone who has a strong desire for the property and is willing to wait the time it takes for short sale approval. Generally speaking most short sales take three to six months to get approved. The buyer you work with should be educated on this fact.

The contract should be executed by both buyer and seller. I would also suggest some kind of clause that locks the buyer in for some amount of time to wait for short sale approval. On all my short sale contracts the buyer is required to wait for a minimum of 90 days or they would forfeit their escrow deposit which typically is 5% of the homes purchase price.

If you are going to short sell your Wisconsin home make sure you pick a Realtor with experience in getting these transactions completed! Accepting low ball short sale offers is just one of many mistakes you will want to avoid!

Monday  5/20/2011 before you head out for your party plans there will be a quaint Memorial Service and Post Everlasting presentation beginning at 10 am at the Legion Post 196. The Bar will be open following the Service. Members please arrive at 9 am for set up and are asked to come in white shirt blue or black pants and covers.


At 1pm The Civil War will have their service at Legion Post 196 this year due to Cushing Park being closed for renovations.

The 10 Most Important, Cost-Effective, Easy Fixes When Selling Your Home !

1. Master bedrooms and baths should appeal to both sexes - if yours is gender specific, balance it with some masculine/ feminine accessories - pillows, art, greenery, a well placed throw and use neutral bedding - your grandmother's homemade quilt isn't going to cut it!  

2.  Walk through each room as if you were a buyer  - can you move freely about? If not, open up the space by eliminating excess furniture to create easy traffic flow. when selling - less is always more!

3. If possible rent a small local storage space to put excess furniture, personal items, knickknacks - anything that clutters the home and causes distractions - after all, you're selling your home, not your lifestyle. (This also eliminates a lot of stress down the road when the buyer is ready to move.)

4. Assess the color palate of your home --make sure it's uniform throughout and stick to neutral or modern colors - this creates continuity. Add pops of color using accessories like pillows, art and a throw.

 5. Think upscale hotels - clutter free, updated and designed to appeal to the masses. If you have dated  boarders or wall paper take it down - this is one of the biggest turnoff to buyers and they often move on. (I've heard of homes for sale labeled as the "wallpaper" home and it's not a compliment! 


6. Don't assume buyers won't look in cabinets, closets, basements and attics. 
Storage is key for buyers and they want to see if the home has enough space to accommodate their stuff. Organize, or better yet store it- this demonstrates to buyers that indeed their things will fit and is a big selling advantage.

7. Clean, Clean, clean - It's the easiest, no cost, effective fix and this can't be emphasized enough - nothing turns a buyer off more than a messy, dirty or smelly home - this will send buyers running for the door - trust me on this one!

8. Open all blinds, eliminate heavy window treatments and let the natural light shine in - this cheers up and brightens the home, making it feel airy and more spacious - and, it's so easy! If you have dated vertical blinds, it best to take them down

9. Fix leaky faucets, broken screens, door hinges, door bells or running toilets - Yes, I'm going to beat a dead horse, but these are big turnoffs and don't invoke any confidence in the buyer that your home is well taken care of - you know the kind of homes we all want to buy!


10. Make sure your MLS photos are GREAT - 80% of buyers shop online before ever stepping out the door with their Realtor!

In this installment of  Lisa Bear, How do I find the right real estate agent in Waukesha County? Series (#5-6) we will talk about the need to find a Waukesha County Real Estate agent that is very well connected; a support system and company, an active Internet presence, and the use of technology in in their business. I would be pretty fair and correct in saying that you could get any Waukesha County real estate agent to tell you they can get the job done, but there are many factors that can help you make a better and more informed decision about selecting the agent that can get the property listed, find you the right property, and get you to a successful closing with everything all addressed and followed in a correct manner. I have plenty of friends that own their own company and they do amazingly well.
While there are a number of fine offices and companies located in Waukesha County, Real Estate offices in Waukesha County differ and there is a difference. I work for Re/Max. Re/Max advertises on TV very regularly, has a great support system in giving their associates instant referrals, and the on-line technology including Mainstreet is outstanding; every tool is put in front of you to help you. Some companies talk about it but really never do anything more than pull other technology from the Internet. Why shouldn't they? I do the same as well, but for the sake of a company, Re/Max has many offices in Waukesha County that are physical offices that have people in them and working for the associates everyday. Re/Max also has over 150,000 associates in it's system and our office has profit sharing as well. Great support for associates but the public benefits from the tools that the associates have at their hands. Not only does the associate have their own Re/Max site with all the technology to get the job done, but the associates have other websites and more that can really add to the equation. Dave Liniger, the founder of Re/Max is a great man as well; he owns his own charitable golf courses, and Re/Max is also the sponsor of The Childrens Miriacle Network which has been amazing help to many children. It doesn't matter to me what company you are with but I do applaud anyone that puts kids first, and helps them.
Further, the associate should have a good understanding of viral marketing and social avenues and networking that can benefit their business, and ultimately the consumer as well. I enjoy blogging but the benefits of blogging reach many different angles in social networking and blogging. I am able to be out in front of my listings, the public can reach me and see me in a more visible light, and they can also get to know the agent behind the articles and posts by following them. Hence, get an idea of what they are like. I also like the idea that I can network with other great sources such as www.facebook.com/lisabear,  www.linkedin.com/in/lisabear  www.twitter.com/RealEstateinWis  and lots more. It increases my awareness and I am able to import the same posts automatically to many so I can increase my audience. More exposure, more Google juice, and more applications to benefit my business and benefit my customers and clients. My website resources and avenues are crucial to my business. The days of spending thousands of dollars a month and getting less results by spending that kind of money are over. Now the trade off is time and effective using my skills to bring my business out in front for a fraction of what it used to cost.
Being connected is important in means of our Industry as well. When an agent needs an immediate endorsement from their title company, a copy of an inspection report emailed again, a city letter and planning decision sent to an attorney, a phase one study performed on a property, a underground storage tank removed, and so on, the agent that is connected and has a system built around them and talented people to help them with their business, is the agent that can pull in all the pieces and connect the dots a lot faster. recently we needed an underground storage tank removed and it was in a very challenging location. In addition to the tank we suspected that the property may involve more than a phase one environmental study. because we have been using the same reliable people for many of projects for years and we knew we could count on them to step up to the plate and get the job done. Having attorneys that own title companies is a great help. A couple title companies we use have attorneys that own them and we have the luxury of bouncing off questions and scenarios to them that gets us a step ahead of the game.
With all the technology and Internet at an agents fingers it wont mean a hill of beans unless the Waukesha County Real Estate agent can close. Having great phone skills and talent is paramount. I have had the luxury of helping agents and brokers with their phone skills. It seems that even to this day that there are those that are afraid to pick up the phone and prospect. I ask them why is it that if a relative, friend, or spouse starts to bark at you, vent, or give you their two cents worth it falls on deaf ears and does not bother you, but a complete stranger on the other end of a phone is enough to shatter your day and frightens you.? It's because the agent needs to accept the rejection in a different means and realize the phone and it's applications can really be your best friend. Further, it's been proven that an agent that has an accountability partner or coach can become more focused and accomplish more. An agent has to overcome many obstacles and be able to work through much and realize some people can be different.
